A syndication is when multiple limited partner investors pool their capital together with the general partner to purchase and manage a piece of real estate. The general partner, Fergmar Capital, is responsible for the execution of the business plan and the day to day management of the asset.

Our founders have over 18 years of real estate experience from single family homes to large commercial properties and for the first 16 years, they did not partner up with external capital partners. They have bought and sold multiple different property types over the years and have never lost an investors money.
We focus on acquiring property in and around the Victoria, TX MSA. And other similar size MSAs.
Our deep broker and community relationships coupled with our market knowledge of the area allows us to pinpoint value-add and development properties in our buy box. We use our rigorous due-diligence and underwriting process to determine if the investment is viable or not.
Our investment minimums may vary by offering, but usually it is a $50,000 minimum.
Each investment will vary, but we usually project a 5 year hold period from acquisition to exit. With recent times we are starting to evaluate 10 year and longer holds on the right asset that has significant cash flow.

We have our own in-house property management team and they are responsible for all day to day operations and ensuring the property is managed to the best degree.
Yes, we are happy to provide references once a subscription agreement is signed, letting us know that you are serious about moving forward.

Yes, we do share the losses from the cost segregation studies with our investors. Please talk with your CPA about potential benefits and implications depending on your personal situation and the investment vehicle in which you plan to use.
